Market Trends in Miami County Kansas

Based on data reported by the Heartland Multiple Listing Service, during the first 6 months of 2010, 172 single-family homes were sold in Miami County for a gross selling price of $27,223,186. Those figures reflect a slight downturn countywide. In the same period in 2009, 180 single family residences were sold for a gross selling price of $28,901,928. That's a 5.81% decline in the gross selling price.

If we look only at homes sold in the Louisburg School District, the numbers are dramatically different. In 2010, 65 homes were sold in the Louisburg School District,16 more than the 49 that were sold in the same period last year. That's a whopping 32.65% increase. The total gross selling prices in 2010 amounted to $11,757,585, an increase of more than $2 million over the same period last year.

Sales in the Paola School District went down by nearly 9% from 56 in 2009 to 51 in 2010. Paola showed a slight dollar volume increase (2.03%) from $7,950,236 to $8,111,700.

It is worth noting that whereas sales of $9,690,040 in the Louisburg School District in 2009 accounted for 33.5% of the countywide total of $28,901,928, the Louisburg share of the 2010 residential sales total jumped to 43.2%. $11,757,585 of the countywide total of $27,223,186 were recorded in Louisburg.  

As of July 7, 377 single family residential property units were listed on the Heartland MLS with a total listing value of $92,458,415. Based on average monthly sales during the first half of 2010 of 28.7 homes, the current inventory amounts to a 13 month supply of homes. Anything above a 6 month supply is considered a buyer's market. Thus we are clearly in a very strong buyer's market at the present time. Anyone considering buying a home should recognize this is the best time possible for purchasing a home. Depending on your credit score and other financial information you can find interest rates on 15 year mortgages as low as 3.5% and on 30 year mortgages as low as 4.25%. Unheard of until recently.
